Planning ahead, or ready to make an offer?

You may qualify for a better deal than you think.

Special programs, discounts and credits can lower your payment and the cash you need. Find out which ones fit you, usually within one business day.

Close on time or we pay you $1,500. And if you ever see a better offer, we’ll beat it or pay you $500.

Your payment, cash to close, and programs you qualify for.

  • About 8 minutes
  • Free, no commitment
  • Soft credit pull, won’t affect your score
  • Your info stays private. Never shared or sold.

What you'll get

Whether you’re buying next month or next year, here’s what you’ll get:

Your real numbers

Your monthly payment and the cash you’d need to close. Rates and costs depend on your credit, loan type, and more, so three buyers can get three different prices. Online quotes guess. Yours are built on your real details.

Special programs, discounts and credits

Programs, discounts, and credits you may qualify for, and how much each one could save you. Many buyers never hear about these.

Your prequalification letter, when you're ready

Like your numbers and ready to shop? Your letter is a simple next step. Most sellers won’t look at an offer without one. It’s good for 90 days, and a quick text or email extends it another 90.

Already own a home? We’ll show you how much you could save, or how much cash you could take out.

One questionnaire. Dozens of lenders.

A bank can only offer you its own loans. As an independent broker, I compare dozens of lenders for you.

Weeks of shopping, done for you.

Calling that many lenders on your own means weeks of phone tag and filling out the same forms over and over. With one questionnaire, we check them all.

Live pricing, not yesterday's or this morning's.

Rates change every day, often more than once. If you call three lenders over two days, you’re comparing prices from different moments. I see live pricing from all our lenders side by side, at the same moment.

Checked again on lock day.

We check pricing when we run your numbers, and again on the day we lock in your rate. Once it’s locked, it can’t change before closing.

“After weeks of calling different lenders myself and regurgitating the same personal info over and over, I was referred to Bobby by my realtor. Best decision I have ever made.”

Skip the phone tag and the repeat paperwork. Fill out one questionnaire, and I’ll take it from there.

How it works

STEP 1

Fill out the questionnaire

About 8 minutes. Setting up a quick login lets you save and finish anytime. Your info is never shared or sold.

STEP 2

We shop your loan

I compare live pricing from dozens of lenders to find your best fit. If you move forward, we check again the day we lock in your rate, so you still get the best price we can find on that day.

STEP 3

You pick a time to talk

Usually within one business day, you’ll get your numbers and a link to book a call when it suits you. No surprise sales calls. Then you decide if and when to move forward.

Our two guarantees

$1,500

We’ll close on time, or we pay you $1,500.

A great rate means nothing if your purchase doesn’t close on time. Miss a contract deadline, and the seller gets the upper hand. They can charge you for their extra costs, or even cancel the deal, keep your deposit, and take a backup offer. If your loan doesn’t close by the date in your contract, you get $1,500.

$500

Found a better offer? We’ll beat it or pay you $500.

Some lenders show a low rate but charge more in closing costs to get it. That’s why we compare the whole deal: rate, lender costs, payment, and total cost of the loan over time. If you ever see an offer you think is better, bring it to us. We’ll beat it, or we pay you $500.

Some conditions apply. Contact Bobby for full guarantee details.

What clients say

Questions I hear a lot

Can I qualify?

Do I need 20% down?

That’s what a lot of people think, but no. Plenty of buyers put down a lot less, and some qualify for help with their down payment. Your questionnaire tells me which options you have.

Where can my down payment come from?

Savings and gifts from family are the most common, but they’re not your only options. You can also use money from a 401(k) or other retirement account, or borrow against something you own, like another home. Each one has its own rules and trade-offs, so tell me what you’re working with and I’ll help you sort it out.

Can I qualify if I’m self-employed, paid on a 1099, or my income changes month to month?

This is one of my favorite situations to work on. Self-employed income can look low on paper because write-offs shrink what your tax returns show. I know which ones can be added back, and I have loan programs built for business owners and 1099 workers too.

I have student loans, a car payment, or credit card debt. Can I still qualify?

Having debt doesn’t automatically stop you. Lenders mostly look at how your monthly payments compare to your income. Student loans can be counted in different ways depending on the loan, and that alone sometimes changes the answer.

Can I buy a home with less-than-perfect credit?

Probably. I work with buyers whose scores aren’t great all the time. A steady payment history over the last year or two can go a long way. Even a past bankruptcy or foreclosure doesn’t rule you out, though you may need to wait a bit first. And if you’re not ready yet, I’ll tell you exactly what to work on.

Is now the right time?

Should I wait for rates to drop?

I hear this one a lot, and I get it. Nobody wants to buy now and watch rates fall later. But when rates are higher, fewer people are shopping, so sellers tend to bend more on price, chip in on closing costs, or both. Here’s a simple example: say your payment is $250 higher, but you get $20,000 off. That covers the extra payment for more than six years. If rates drop, buyers tend to rush back in and that bargaining power goes away, but you may be able to refinance then. Every situation is different, though. What matters most is a payment you’re comfortable with, so let’s look at the pros and cons for you.

What’s the risk of waiting to get prequalified?

The biggest one is losing the house. If you find the right home and still need to get prequalified, a buyer who’s ready can beat you to it.

Even buyers with great credit and plenty saved run into surprises. Usually it’s something small, like a card balance that’s costing you a better rate, or a large deposit that needs paperwork. Catch it early and it’s an easy fix that can save you money. Catch it in the middle of a contract and it gets stressful fast.

Should I talk to a lender or a realtor first?

Either can work, but I’d start with a lender. You’ll know your numbers and catch any surprises before you start touring homes, even if your credit and savings are strong. That’s why experienced realtors usually send buyers to a lender first. They want you to have your numbers and a verified prequalification letter in hand, so nothing catches you off guard when you find the right house.

Getting started

Does this cost anything or commit me to anything?

Nothing, and no. The questionnaire is free, and filling it out doesn’t commit you to anything. You’ll see your numbers, ask me whatever you want, and decide from there.

Will this hurt my credit?

It won’t. I use a soft credit check, which doesn’t touch your score. Other lenders can’t see it either, so you won’t get a flood of calls.

Do I need any documents to get started?

Not to start. The questionnaire takes about 8 minutes if you have the basics handy: where you work, your income, your savings, and your Social Security number for the soft credit check. Once you’ve seen your numbers and want to keep going, we’ll collect the paperwork to finalize your prequalification letter.

Is my information safe?

It’s protected. The questionnaire runs on a secure mortgage platform that encrypts your information when you send it and while it’s stored. And I never share or sell it.

What makes sellers take a prequalification letter seriously?

The seller’s agent wants proof that your lender actually checked your income, savings, and credit, not just took your word for it. They look at whether the amount and terms fit the home, and at who the lender is. Most will call to confirm, and if that lender is slow to respond, your offer can lose out.

My letters come after we’ve reviewed your documents. And I don’t wait for the seller’s agent to call. When your offer goes in, I call them first to vouch for you and help your offer stand out. That’s a big reason realtors send their buyers to me.

Where do you lend?

Anywhere in Texas. That includes Austin, Dallas, Fort Worth, Houston, San Antonio, and everywhere in between.

Rather talk first?

No problem. Call or text me at (512) 877-7005. I’m here to help.
